First Capital worked with the community regarding the renovation to the former Mac’s Convenience Store space and associated parking lot. Starbucks, Fancy Franks, and Freedom Mobile have moved in over the past few years. Based on the feedback provided from the community, and as part of these renovations, landscaping was added to the parking lot to reduce the number of entry points for vehicles; making the corner safer for pedestrians.
We are proposing a new mixed-use community integrating new retail, commercial and residential uses. A resubmission of the application in August 2022 and December 2023 saw a number of changes to the original proposal.
August 2022 (first resubmission)
- Changing the private road to a public road with access off of Lawrence
- Greening of land between new public road and the Douglas Greenbelt
- Introducing a public park in the centre of the site
- Increasing the south building height from 13 to 14-storeys (Building B)
- Shifting the publicly accessible open space (POPS) to be adjacent to Avenue Road mid-block
December 2023 (second resubmission)
- Expanding the new public road so that it connects Lawrence to Douglas
- Creating a new traffic light at the southern intersection of Lawrence and Rosewell (where it aligns with the new public road)
- Shifting the public park to the northwest corner of the site
- Increasing the north building from 10 to 12-storeys (Building A)
- Creating a mid-block private vehicle access
- Shifting the POPS to the southwest corner of the site
The redevelopment continues to focus on improving the public realm and places a sharp focus on increasing pedestrian safety.
First Capital will be working with the existing retail tenants on the future of this site. As a retail developer, we appreciate the value that our retailers provide for people in the neighbourhood. Part of our vision for the site is to continue to provide excellent shops and services that best serve the needs of the community. We are early in the planning process. If you have any suggestions for shops or services that you would like to see as part of the redevelopment, please let us know.
Pedestrian safety is top of mind for the design and circulation of the site. Our priority is to dramatically enhance the pedestrian experience, improving safety and walkability.
The shops and services that will be included will be selected to serve our neighbouring community members. We want to revitalize retail on Avenue Road by making this site a destination in the neighbourhood.
The original application was submitted in June 2020, and a resubmission of the application was made in December 2023. The application has recently been appealed to the Ontario Land Tribunal (OLT). The OLT is a provincial body that mediates planning application decisions. First Capital is pleased with the evolution of the application, and is interested in moving it further along in the approvals process. We anticipate that it will still be at least one year before any decisions are made.
